Custom Motorized Shades & Drapery

Custom motorized shades, drapery, and outdoor screens designed to manage sunlight, privacy, glare, and comfort in your home. Serving Houston, Dallas, and Austin since 1985.

Light, Privacy, and Comfort at the Touch of a Button

The right window treatment changes how a room feels. Soft, filtered light in the morning. Privacy in the evening. Cool, comfortable rooms in the Texas heat — without closing yourself off from the view.

MODIA designs the complete motorized shading experience, from selecting the fabrics and systems to mounting the shades and programming them to move on their own or with a single button.

Motorized shades can also be integrated with your Lutron lighting control system, so one scene can adjust the lights and shades together.

What MODIA handles for you

  • Window-by-window measurement and shade design
  • Fabric and system selection — Lutron Sivoia QS, Triathlon, and Palladiom, plus SunPro outdoor shades
  • Installation of low-voltage and battery-powered shades and drapery
  • Programming — scenes, schedules, and sun automation, set up and adjusted in your home

When an electrician is needed

Most of the shades we install are low-voltage or battery-powered, so MODIA can mount and program them directly. When a shade requires line-voltage electrical power, the homeowner provides a licensed electrician for that work, and MODIA coordinates the details so everything is ready on install day.

What Motorized Shades Add to Your Home

Light and Glare Control

Lower the shades partway to soften harsh afternoon sun, cut glare on the TV, and keep a room comfortable without making it dark.

Privacy When You Want It

Sheer fabrics keep the view during the day, while room-darkening and blackout fabrics give you full privacy in bedrooms and baths in the evening.

Protect Furniture and Art

Sunlight fades wood, fabric, rugs, and artwork over time. Shades can lower automatically during the brightest hours to protect what matters.

Comfort and Efficiency

Shades that respond to the sun help keep rooms cool in summer and reduce heat loss in winter, which can ease the load on your HVAC system.

One Touch for the Whole Room

Shades can work together with your lighting and other smart home systems. A single button or schedule can set the shades, the lighting, and the mood at once.

Quiet, Reliable Motors

Lutron shades are known for smooth, quiet movement and shades that line up evenly across a wall of windows. They are built to keep working for years.

One Touch, Open or Private

The same room can feel open and full of light, or calm and completely private — without getting up to adjust anything. Lower the shades for privacy and glare control in the evening, then raise them in the morning to bring the view back. One button, or a schedule that does it for you.

The Lutron Shading Systems We Design With

Dining room with Lutron Sivoia QS sheer shades filtering natural light

Lutron Sivoia QS

Sivoia QS is Lutron’s premium wired shading system, known for whisper-quiet movement and shades that align perfectly across a wall of windows. It is a strong choice for custom homes where the shades are part of the architecture and need to look and move flawlessly.

Nursery with battery-powered Lutron Triathlon blackout shades partially lowered

Lutron Triathlon

Triathlon is battery-powered, so it installs without new wiring — a great fit for finished homes and rooms where running power is impractical. It brings quiet, reliable motorized shading to bedrooms, nurseries, and anywhere you want convenience without construction.

Lutron Palladiom roller shade with architectural hardware in a dining room

Lutron Palladiom

Palladiom is Lutron’s design-forward family of shades and drapery hardware, made to be seen. With clean lines and refined finishes, it is ideal when the shade hardware itself is part of the room’s design rather than something to hide.

Fabrics from Sheer to Blackout

The fabric does most of the work. Sheer fabrics filter light and keep the view. Light-filtering fabrics add softness and privacy while still letting a glow through. Room-darkening and blackout fabrics give you full privacy and true darkness for bedrooms, media rooms, and nurseries. MODIA helps you choose the right opacity, color, and texture for each room, with hundreds of Lutron fabrics to choose from.

Motorized Drapery

For rooms that call for the softness and warmth of fabric, motorized drapery gives you the traditional look of drapes with effortless, quiet control. Open and close them with a button, a schedule, or as part of a scene — no cords, no reaching, no uneven panels.

Lutron drapery systems pair beautifully with motorized shades, so one room can use sheer shades for daytime glare control and full drapery for privacy and a finished look in the evening.

How a MODIA Shading Project Runs

1

Discovery & Measure

We review each room, how it is used, and how the light changes through the day. Then we measure every window carefully so each shade fits and finishes correctly.

2

Design & Fabrics

MODIA recommends the right system and fabric for each room — sheer, light-filtering, or blackout — along with colors and finishes that fit the design.

3

Coordination

We confirm mounting details and power needs. For shades that require line-voltage power, we coordinate with your electrician so everything is ready on install day.

4

Install & Program

MODIA installs the shades and drapery, then programs the scenes, schedules, and sun automation in your home. We fine-tune everything so it moves smoothly and feels natural to use.

Motorized Shades & Drapery FAQ

Do motorized shades need electrical wiring?

Not always. Many Lutron shades can be battery-powered or low-voltage. For finished homes, battery-powered shades are often a practical option because they do not require opening walls. For new construction or larger projects, wired shades may be preferred.

Can shades work with my lighting control system?

Yes. Motorized shades can work with lighting scenes, keypads, schedules, and smart home automation. For example, one “Movie” or “Goodnight” button can adjust both the lights and the shades together.

What is the difference between sheer, light-filtering, and blackout fabrics?

Sheer fabrics soften light while keeping the view. Light-filtering fabrics add more privacy while still allowing some glow through. Blackout fabrics are used where full privacy or darkness is needed, such as bedrooms, nurseries, and media rooms.

Do you install outdoor patio screens?

Yes. MODIA installs SunPro outdoor motorized screens for covered patios, porches, pool areas, and outdoor kitchens. These screens help reduce sun, glare, heat, and insects while keeping the outdoor space usable.

Do you serve Houston, Dallas, and Austin?

Yes. MODIA designs and installs motorized shades, drapery, and outdoor screens for homes across Houston, Dallas, Austin, and surrounding areas.

Frequently Asked Questions

Are motorized shades worth it?

For most homeowners, yes. Motorized shades remove the daily hassle of cords and wands, let you control hard-to-reach and oversized windows effortlessly, and protect furniture, flooring, and art from sun damage. They add comfort and energy savings by lowering automatically during the hottest part of the day, and they can run on a schedule so the home adjusts itself. For large windows, walls of windows, and whole-home installations, the convenience and protection are well worth the investment.

Do motorized shades need electrical wiring?

Not always. Many Lutron shades, including the battery-powered Triathlon line, install without any new wiring, which makes them ideal for finished homes. Lutron Sivoia QS shades are low-voltage and are wired by MODIA during installation. Only shades that require line-voltage power need a licensed electrician, which the homeowner provides, and MODIA coordinates those details ahead of install day.

What is the difference between sheer, light-filtering, and blackout shades?

Sheer fabrics filter daylight and reduce glare while keeping your view and natural light. Light-filtering fabrics add more softness and privacy and let a gentle glow through. Room-darkening and blackout fabrics block nearly all light for full privacy and true darkness, which is the right choice for bedrooms, media rooms, and nurseries. Many rooms layer two shades on one window, such as a sheer for daytime and a blackout for night.

Can Lutron shades work with lighting scenes?

Yes. When your shades and lighting are on a Lutron system, a single button or scene can move the shades and set the lights together. A “Movie” scene can lower the shades and dim the lights at once, and a morning scene can raise the shades and bring the lights up. MODIA can design the shades and lighting to work as one coordinated system.

Do you install outdoor patio screens?

Yes. MODIA installs SunPro outdoor shades and motorized screens for covered patios, porches, pool enclosures, and outdoor kitchens. Solar-screen fabrics block sun and heat, cut glare, and keep insects out while preserving the view and the breeze. They lower at the touch of a button or on a schedule, turning an exposed patio into a comfortable, shaded room.

Do you service Houston, Dallas, and Austin?

Yes. MODIA serves homeowners across Houston, Dallas, and Austin, and has since 1985. Our showroom is in Houston at 5805 Westheimer Rd, where you can see Lutron shade fabrics, finishes, and motorized shades in person.
